Services

- REAC Inspection Preparedness -

Preparation starts with inspecting your property, detailing the possible deficiencies to be found by a REAC inspector, and helping to prioritize these deficiencies as to their scoring impact relative to the cost and difficulty of making repairs.  We provide the knowledge of the deficiencies and their scoring impact, so that you can weigh these against actual costs and your long term and short term planning.

This leads to intelligent compliance with the standards by which you are judged.  Don't spin your wheels and throw money at problems that don't affect your score.  Attack the problem armed with the right information to make sound decisions, and to eliminate guesswork and waste.

- REAC Inspection Aftermath Control -

Aftermath Control starts with knowledgeable observation of the inspection and taking the right notes and photos.  We are the inspector's escort during your inspection.  We follow through after the inspection with effectively written and documented appeals on all questionable scoring deductions in order to recover points deducted unfairly.

We are your "expert witness," monitoring and documenting your inspection, and providing support for your appeals when it's over, if needed.

- REAC/UPCS Training -

We can train you and your staff to do effective pre-inspections, REAC preparedness, and aftermath control in-house.  Our training is customized to your needs, and is available for smaller groups in a classroom setting or individual one-on-one sessions which are usually combined with hands-on inspection work.  For even more comprehensive two-day training sessions for larger groups, we work in conjunction with The Inspection Group.  Michael Gantt is the instructor for TIG's industry famous classes.

- UPCS "100% Annual Inspections" -

We do NOT do Public Housing "Annuals" involving "100% unit inspections."  We refer this business to our sister company, The Inspection Group.  TIG is the largest, most experienced, and most capable of all the companies providing this type of service.   REACSolutions' business is focused entirely on REAC preparedness and aftermath control.  Please contact TIG for help with Annuals.

- Legal Referral on REAC Related Issues -

Part of our mission takes on a "para-legal" aspect in terms of technical writing and understanding complex standards, but we are not legal counselors.  However, we do know the right people in the legal profession, who can help with the very specialized legal problems that result from failing REAC inspections.

If you have failed more than one inspection, you may have already received a letter advising you that you are "being referred to enforcement," that foreclosure proceedings or abatement are imminent, or that you risk losing subsidies.  If this is the case, this is an urgent matter... you need specialized legal help - above and beyond what we can offer.  We can help you get back into compliance as quickly as possible, but you may need legal services as well.

We are always happy to answer your questions to the best of our ability, and to refer you to the best attorneys in the industry.  This is a little-known specialty - we strongly recommend that you contact someone who works in this specific field.  We can put you in touch with the right people.  You may find that you may have options of which HUD will not inform you.
