This is what we hear on our end of the phone, every day.

"Our property always had decent scores, in the 80s and 90s.

It always seemed like this inspection changed from one year to the next, but then we got this new inspector who wrote up a lot of stuff we never heard of before, and, we failed by a slim margin.  A few of the items we were cited for, and the scoring value of some of the defects seemed ridiculous, so we appealed.

We were shocked when our appeal came back totally rejected.  A lot of it just didn't make sense to us.  So, we buckled down, and fixed everything.  We figured that if we just fixed everything the inspector cited, and put some substantial money into the appearance of the property to show that we are serious about improving the conditions, we'd be okay.

The next inspection was a disaster.  HUD sent a HUD employee instead of a regular inspector to do the inspection, and we thought that they were just making sure we got a fair inspection this time.  Certainly, you'd think that one of their own people, somebody better trained and with a little more experience, would use some common sense, right?

I mean, a property like ours didn't really deserve to fail.  Maybe there were a few things we overlooked, but we learned our lesson last time.

Incredibly, after all those repairs and the money we spent, our score went DOWN instead of up.
